Six repair requirements that are no longer required by FHA
Missing hand rails: If your home offers stairs that are over three steps, it used to be a requirement that hand rails be installed prior to funding. FHA no longer requires installation of the hand rails, however, some banks will still require this repair. Ask your lender if you are concerned.
Cracked window glass: Sometimes I will go to a home that has cracked windows. As long as the window is not completely busted out and jagged glass that will result in a safety hazard, cracked window glass do not require automatic repair.
Minor plumbing leaks: It used to be if I looked under your sink and you have a bowl catching water from a minor leak, this would require automatic repair, via FHA requirements. This is no longer the case. FHA does not require these items to be repaired before funding. The appraiser must note these items on the appraisal, however.
Crawl space with debris and trash: FHA used to require that all trash be removed from the crawl space, as this may pose a fire hazard or result in a breeding ground for insects, etc. FHA no longer requires the removal of trash and debris in the crawl space. However, the appraiser must disclose if your home offers lots of trash or debris in the crawl space and how this impacts value.
Trip hazards: The tree out front caused the sidewalk to buckle and now someone can trip walking up to your home. This is no longer a required repair. Other trip hazards that do not require automatic FHA repair is poorly installed carpet.
Lack of an all weather driveway surface: Some homes are located in the a country setting with a gravel road. The road may not allow access all year around. Most lender will still require easy access to the road. FHA no longer requires automatic repair for an all weather driveway surface.
