Why your appraiser is losing your commission checks and what you should do about it!
Let’s get something straight. It’s not the cost of the appraisal that’s expensive. It’s the cost of losing your client and/or losing your commission check that’s expensive.
You’ll want to read every single word in this letter to find how you can keep your client and your commission checks. If you don’t read every word of this letter, you’ll miss the most important reason why your checks are getting smaller.

You’ve never seen or heard of an appraiser like me. A typical appraiser will surprise you and usually, not in a good way. I’ve found a way to minimize the cost of a full appraisal and give your borrower more control over the loan process. My free “over the phone” consulting will provide you with the information to make decisions on the probability of your loan closing.
If you’re not sure of the value of your home, you should order a desktop appraisal. These appraisals will allow you and the borrower to decide whether you should proceed with the appraisal. The advantage of a desktop appraisal is that they are significantly less expensive than a full appraisal and they will provide you with an estimated home value.
I also speak to your customer at your request to try and figure out what they have and if they will need to fix anything before the loan. This free consultation will allow you to close the loan the first time once the final lender appraisal is ordered. Just have the borrower call me. I’ll talk to them and advise what they should fix or what they should speak to their lender about.
If your appraiser is slow, you’re losing money.
When you email me an order, your client will be contacted now. If I’m out of the office, your client will get a call as soon as I get in. I prioritize all incoming orders so that they are set up for an inspection as soon as the owners will allow me to inspect their home. I contact you immediately after I call the borrower so that you know what’s going on.
After the inspection, I guarantee that you will have the finished appraisal in eight to twelve business hours. Your appraisal order will always be a”rush” order with no additional fees for a “rush” appraisal.
These appraisals are not just slapped together with no reasoning or support. My appraisals are always well supported and will fly though underwriter guidelines.
I’ve appraised some strange homes and in some cases, the underwriter would like a few things changed. No problem. If your underwriter needs something, I put these requirements at the top my list with no addition fees.

I always keep you in mind when I’m inspecting a home.
1. I always take my shoes off (or ask to take my shoes off) at the door.
2. I’m clean cut with short hair (okay, I don’t have much hair, so that’s a give me) and no markings, ear rings, or tattoos to show anyone.
3. I treat every person as I would want to be treated.
4. I wear dress clothes to all of my inspections.
5. I complete desktop appraisals in place of comp checks and I inform you of everything that I can so that you and your client can make a decision as to which loan will work best. Desktop appraisals cost your client $75. Of course, it is always under many assumptions such as the quality and condition, etc., but I’ll do the best that I can do sitting in front of my desk.
